The Hibbert Almshouse Charity

History
The first major Renovations Project to the almshouses since they were built in 1859 was carried out in the early 1980s.

War damage was made good, in the restoring of the front railings, and the reinstating of the pitched roof to our Western tower. Also, our present boiler was installed, and other works were carried out.

Now, 40 years later another major Renovation Project has been set up to carry out necessary repairs and other works and improve access for the disabled.

Funding of the Project
We have available reserves of £241K, and have been awarded a grant by the Greater London Authority of £400K, have raised £523K in private donations and received £18K in grants giving a total of £1,182K.

Estimated costs
Basic estimated building costs before adding VAT and other oncosts which almost double the building costs.  The main items are:
Roof works £143K, Rainwater goods £82K, Replacing 12 stone corbels at the front £50K, Replacing boiler and altering pipework £92K, Repaving side and rear £60K, Electrical upgrade £30K, Repairing front drive and drainage works £53K, Widening rear path and rebuilding wall £48K, Building ramp up to rear garden £23K, Scaffolding £38K, Other works £89 = Total £708 plus oncosts £692K = Total £1.4M

Funds Needed: £1,400K less £1,182 = £218K
